Frequently Asked Questions
I am on one of your waiting lists.  How long will it take to get into an apartment or house?
Unfortunately, there is no way to tell how fast or slow the list may move. If you haven’t heard from us in four to six months, feel free to call (877-882-4440) or write megan@kodiakresources.com and ask what number you are on the list. 
What if my income is more than the amount listed on the income guidelines for the number of people in my household?
  Then you would not qualify for this program.
Do I qualify for this program if I am the only member in my household?
  As long as your income is less than what is listed on the income guidelines for a one-person household, you would qualify.
What if I don’t make as much as the income guidelines that are set for the area I am interested in?
  To qualify for these homes, your income cannot exceed the income limit for the area, therefore, you would qualify to live in our homes as long as you meet all other application criteria as well (see Application Criteria).
Is the rent based on my income?
The rent is not based on your income.  The rent is a set amount at each property.
Is there a minimum income requirement?
Yes, there is.  You must be able to show that you make twice the rent per month.
  Will I have to move out if I start to make more money?
  No.  You only have to income-qualify the first year of your lease. 
Do you count child support towards our household income?
  Yes, if child support is due, whether it is court-ordered or otherwise received, we count the total amount due as income.
  If I pay out child support, do you subtract that from the amount of my household income?
No, we do not deduct the amount of child support payments that you make from your household income.
Do you count food stamps toward my income?
No, we do not add the value of your food stamps to your household income.  However, there are certain types of public assistance that will be counted toward your income such as AFDC payments.
Do I still qualify for your program if I have claimed bankruptcy?
  Bankruptcy will be looked at on an individual basis.  We will request discharge papers and a list of the creditors that you filed against.
What if I have bad or no credit?
There is not a minimum score required, and each credit report is looked at on an individual basis. Judgement or collection against the applicant could result in a denial of the application.
Do you accept Section 8 vouchers?
We do accept Section 8 vouchers from the local section 8 provider.
Do you provide Section 8 vouchers?
  We do not provide Section 8 housing assistance.  Please contact your local Section 8 provider to apply for housing assistance.  We have listed below the numbers for each town in which we have houses.

What if my current landlord requires a thirty-day notice before I can move out?
We understand and will work with you.
How long are the leases?
Our leases are 12 months.
Can I operate a business in my home?
No, it is against Section 42 Low-Income Housing Guidelines to operate a business from your home.
Are my utilities included in my rent?
You will be required to pay for your own utilities including trash removal while renting any of the single-family homes. Utilities included in your rent will vary with each Apartment Complex.
